The audience might be a small claims filing, a housing mediation office, an online dispute forum, or an attorney reviewing your side. Those recipients need proof about the unit and the money. They do not need every identifier that lived in your rental file: autopay account numbers, a co-signer’s SSN, a driver’s license scan used at application time, or unrelated roommate data.

What a deposit dispute packet typically contains — and what a recipient actually needs
Lease excerpts matter. The deposit amount, return timeline, and condition standards are the clauses you cite. A full lease PDF also often lists emergency contacts, guarantor Social Security numbers, and payment authorization language with account digits. Share the pages that support your claim. Landlord deduction letters and ledgers show what was withheld. Leave the itemization readable. Cover any account numbers printed for “refund via ACH” that are not needed to argue the deduction itself. Move-out checklists and photo PDFs prove condition. They rarely need redaction for content, but watch for ID cards or mail accidentally photographed in the frame — cover those objects in the PDF if the image is what you are filing.
Bank statements proving you paid the deposit or proving a partial refund arrived are financial exhibits. Cover full account and routing numbers and unrelated transactions. Leave the deposit payment line and any refund deposit visible. Application-era ID scans and screening reports sometimes still sit in the same folder people zip for “everything about the apartment.” Do not attach unmarked screening PDFs to a deposit dispute unless a court expressly required them.
Small claims and formal filings have their own packet rules. Roommate and guarantor pages are other people’s data. If their SSN or income stub is in the merged PDF, cover it unless that person is a party and the court required that exhibit. Your deposit fight is not their identity disclosure.
How to flatten a small-claims or forum copy
- Decide who will receive this file. A sealed court portal, a mediator’s email, and a public dispute forum are three different audiences. Cover more for anything semi-public. Follow the clerk’s exhibit list for formal filing.
